THE EXTENSIVE SERVICES I PROVIDE INCLUDES:

  • My marketing plan does not start on the day we formally list your home...No, I have been marketing my skills and what I do best in construction and real estate for combined 12 years!
  • On the day we do list your home, all the many buyers I am working with, and all of the very best brokers, will be notified by email, flyers and phone calls that your home is for sale. They have come to know that I will not waste their time. They will come and see for themselves and/or immediately inform their qualified buyers.
  • Within 12 hours, photos and a description of your home will be posted on the Multiple Listing Service, Realtor.com, Homes.com, Ryanrexroad.com, to name just a few of the more important real estate portals. This will not only ensure that all Realtors will have immediate access...but the entire world.
  • Within 24 hours, I will schedule a public Open House for the first Saturday or Sunday to follow which ever works best for you, with ads running in the local required publications.
  • I will prepare for and schedule a broker Open House for the Wednesday after the public Open House.
  • Within 72 hours, a flyer will be emailed to my extensive list of buyers, who may consider buying, or may know someone, that is looking to buy. Incentives will be offered to pass referrals along.
  • As you can see, my job starts by making sure that every person thinking of buying a home, or those in a position to help those that are, get the proper information. But, my job does not end there.
  • Once an offer has been accepted, proper escrow accounts must then be set up, Purchase and Sale Agreements will be drafted, Inspections will be conducted, Buyers bank commitments will be confirmed, Appraisers and closing agents need to be coordinated...and all this requires timely duties and good communications.
